The HOA Board of Directors is comprised of volunteers who are elected for two-year terms by members in good standing of the Emerald Forest Homeowners Association. To be effective, a homeowners association needs an active and unified Board of Directors that understands its role and responsibilities and conducts the association’s business with dedication and vigilance while keeping the HOA’s basic mission in mind at all times. As the governing body, the board of directors makes policy and exercises general oversight of all aspects of the association’s business. Operating an HOA carries with it the same duties and responsibilities as overseeing any other business.
To properly operate the HOA, board members must deal in good faith on behalf of all homeowners, and they must exercise reasonable judgment. It is the board of directors’ responsibility to make sure the association’s money is collected, its bills are paid, its property is maintained and operated efficiently, and that violations of the association’s deed restrictions and governing documents are addressed.
Board responsibilities also include reviewing association bank statements, preparing and distributing to the members an annual budget and preparing and distributing financial statements. Other responsibilities of the board of directors are set forth in the association’s governing documents and the laws of the state of Texas.
Serving as a board member is a rewarding experience that should be undertaken by those who see it as an opportunity for service while protecting and enhancing the assets of the community. It is serious business involving tasks worth doing well in order to safeguard the investments of Emerald Forest homeowners.
Individual members of the Emerald Forest HOA Board of Directors are assigned oversight responsibility for a functional or operational area of the association’s business, and the individual board member communicates and coordinates with other board members and the HOA management team to ensure that no action item related to their assigned area of responsibility is ever neglected.

The Emerald Forest HOA contracts with Berkshire Hathaway HomeServices Caliber Realty to provide assistance with general management activities and to implement the policy decisions and directives established by the HOA Board.
Specifically, Berkshire Hathaway HomeServices Caliber Realty is responsible for:
Contracting for pool services/maintenance
Contracting for green space and landscape maintenance
Providing the website password required to access meeting minutes and annual treasury report
Addressing common area maintenance and landscaping problems
Clubhouse and pool reservations
