Home New Residents

Welcome to Emerald Forest – a Great Place to Live!

As a new resident you may have questions regarding your HOA or even some City of College Station services. We encourage you to read your Emerald Forest Deed Restrictions (found under Documents) and become familiar with other general City of College Station codes (which can be found at www.cstx.gov/codeenforcement).

To get you started, here’s some helpful information:

Common Deed Restrictions

There are Deed Restrictions that are common to all Phases of Emerald Forest. Others are specific to a particular Phase. Those that are common to all Phases include, but are not limited to:

Overnight parking on the street is not allowed.

Yards must be mowed and well-maintained.

Equipment, woodpiles or storage piles must be kept screened from view of neighbors and from the street.

No more than two (2) household pets can be kept and no commercial breeding of animals is allowed.

No livestock or poultry is allowed.

All trash and rubbish is to be kept in trash receptacles.

Remember, not following the deed restrictions impacts not just your home, but all of your neighbors as well.
